The Process
For over 20 years, we’ve provided clients throughout the Carolinas with a one stop shop for affordable home building. From hassle-free financing and customized designing on all of our featured homes, our time-tested process has proven successful, and our team will be there to guide you every step of the way.
Step 1: Consultation
Your journey begins with a visit to our office, where you can explore a variety of modular home models and designs. Our knowledgeable team will work with you to find a home that fits your needs, preferences and budget. During this visit, we’ll discuss your requirements and provide detailed information on what you need to start the process, ensuring you have a clear understanding of the next steps.
If you need help financing your project, our team can connect you with lenders and advise on construction loans. We work with some great lenders, and although we don't require you to use them, we find that about 80% of our customers do.
Step 2: Customization & Budgeting
Once we’ve helped you meet all the requirements to start, we’ll begin planning and customizing your project. Our experienced sales team will help you pick a floor plan, which we can modify to include custom features, additional floor space, and more.
Following a thorough lot walkthrough, we’ll then develop a budget and turn it into a preliminary contract, which we’ll submit to your lender for appraisal and underwriting. Our team can also help you find an attorney who will handle the title, mortgage, and final closing.
Step 3: Site Preparation & Permitting
With your design finalized, you’ll meet with the salesperson and construction site superintendent to ensure the project details are correct. Everything gets documented in this meeting to make sure everybody knows everything. We’ll then move forward with site preparation and securing the necessary permits. Our team will assist you at each step, from securing approval for the sewage/septic system, to establishing water and power solutions for the property.
We’ll keep you informed throughout this process, addressing any concerns and making sure everything is in place.
Step 4: Construction & Assembly
The manufacturer will provide the engineered plans (typically within three to five weeks), allowing us to submit for and obtain your county or city building permits. The fabrication of your modular home will take place in a state-of-the-art factory, ensuring high-quality standards and efficiency are maintained.
Once the house is received, we will set it on the foundation and connect it to the plumbing, electrical, and HVAC systems. We’ll also begin adding any modifications and custom features, such as flooring, porches, and garages and install sewer and water supply. Your site superintendent will provide a weekly update of progress until you’ve received a Certificate of Occupancy.
Step 5: Final Inspection & Handover
After assembly, we conduct a thorough inspection to ensure every detail meets our stringent quality standards. We’ll walk you through your new home, addressing any final adjustments or questions you may have. Once everything is perfect, we’ll hand over the keys, and you can start enjoying your new home!
Step 6: Post Close Service
30 days after moving into your home, you send us a punch list of any items you’ve found that need correcting and we take care of them.
